Georgia's $300,000 Investment Residence Permit and the 5-Year Path to Permanent Residence
Georgia's investment residence permit gives you 5 years at once and permanent residence after that. How the property and business routes work, and where they fail.
Overview
- Put at least $300,000 into Georgian property or a Georgian business and you can get a 5-year residence permit for you, your spouse and your minor children.
- Keep the investment for the full 5 years and you can apply for permanent residence. The normal wait is 10.
- The business route has turnover targets every year. Miss one and the permit can end early.
- Investment permit holders don't need a work permit. That's a real advantage since March 2026.
The investment residence permit is Georgia's top-tier residence route. It costs four times more than buying a home, so it's not for everyone. But it does two things no other temporary permit does. It gives you 5 years in one go, and it gets you to permanent residence in half the usual time.
Rules current as of October 28, 2026.
Two ways to qualify
The property route
Own Georgian property worth at least $300,000 and you qualify. As with the cheaper property permit, a certified appraiser sets the value, not the price you paid. You can't use agricultural land.
The condition is simple: you must keep owning it for the full 5 years. If you sell, the Public Registry tells the immigration agency, and the agency ends your permit.
The business route
Invest at least $300,000 in a Georgian business. Then the business has to perform. Before the end of each year, you send a Revenue Service document that shows the turnover of your investment:
| Year | Minimum turnover |
|---|---|
| 1 | $50,000 |
| 2 | $100,000 |
| 3 | $120,000 |
| 4 | $120,000 |
| 5 | $120,000 |
Miss a year, or forget to file the document, and the agency can end the permit at any time. This is where most business-route permits go wrong. The investor treats the permit as done once it's issued. It isn't. It's a 5-year obligation.
What you get
- 5 years at once. No yearly renewal, no yearly trip to the Public Service Hall.
- Your family on the same terms. Your spouse and minor children get 5-year permits too.
- No work permit. Since March 1, 2026, most foreigners need a work permit to work or run a business here. Holders of a valid investment permit are exempt. If you plan to run a Georgian company yourself, this alone can justify the higher amount.
- Permanent residence after 5 years. On the property route, you apply once you've owned the property for 5 years. On the business route, you need the full 5 years of turnover, including at least $120,000 in year 5.
The $150,000 permit or the $300,000 permit?
| $150,000 property permit | $300,000 investment permit | |
|---|---|---|
| First permit | 1 year | 5 years |
| Renewal | Every year | None during the 5 years |
| Permanent residence | After 10 years | After 5 years |
| Work permit needed to work in Georgia | Yes | No |
| Family included | Spouse and children | Spouse and minor children |
If you just want to live in Georgia and work for foreign clients, the $150,000 property permit usually does the job. If you want permanent status fast, or you'll run a business here, the $300,000 route is worth the extra.
Where applications go wrong
The valuation comes in low. If you pay $310,000 and the appraiser says $285,000, it doesn't qualify. Get the valuation before you commit, or buy with a clear margin.
The money isn't traceable. Wire the money through a bank, keep every statement, and don't pay a seller in cash. Banks will ask where it came from.
The turnover isn't there. On the business route, a company that's quiet in year 2 can cost you the permit. Plan the business before you plan the permit.
The property gets sold or split. Selling part of a portfolio, or moving it into another name, can drop you under $300,000. Talk to a lawyer before any change in ownership.
Permanent residence and citizenship
Permanent residence means no end date and no work permit for anything. It's also the step most people need before Georgian citizenship. Citizenship has its own rules, including a language and history test, and Georgia restricts dual citizenship. If keeping your US, UK, Canadian or Australian passport matters to you, plan around that before you assume citizenship is the end goal.
How we can help
We check whether your property or business plan meets the rules, verify the title and the valuation, file the permit for you and your family and keep track of the yearly turnover filings on the business route. You get the price in writing before we start. Ask about a permit, or compare every route in our guide to Georgian residence permits.
